One City Hub

One City Hub at a glance

One City Hub (written "ONE CityHub" by the developer, and sold as IREO Hub in its early years) is the commercial pocket of ONE Group's township in Sector 98, Mohali, next to One City Hamlet. It is a plotted project: buyers get a shop-cum-office (SCO) plot or a booth and build or use it themselves.

• Status: ready: RERA records the project as completed, with a completion date of 31 December 2022, and the developer's January 2025 video offers immediate possession
• Price: not published; ask the developer or the seller for a dated quote

Plots, booths and prices

The SCO plots are all of one standard size in the RERA registration; the booths are listed without a size. The original IREO Hub brochure (2014) said each SCO could be built up to about 4,320 sq ft over three floors and that the site has about 190 m of frontage on the 60 m sector road; the current building rules for each plot should be confirmed with the developer and GMADA before you buy. That brochure also spoke of 120 plots, while the RERA registration lists 69 SCOs and 10 booths, so go by the RERA figures.

We found no price list, portal listing or broker quote for One City Hub in October–November 2026. The developer's page shows the project as having limited availability and shares its brochure only on request. ONE Group's own Mohali sales office sits in SCO 67-68 of the Hub.

Facilities

The developer names CCTV cameras, parking, wide roads, 24x7 security, a shopping complex and plots open on both sides. Footfall will come mainly from the surrounding township of One City Hamlet and the other housing in Sectors 98 and 99, including ONE Group's One Rise in Sector 99; the developer describes the whole ONE Group community here as about 150 acres of plots, floors, group housing, offices, shops and institutional sites. The developer makes no lease or rental claims on its page.

Location

The Hub is in Sector 98, on the villages of Sukhgarh and Sambhalki, inside ONE Group's township; the developer's address for its office here names the PR-8 road. Its Google place is on the developer's page, and we show road distances to key places separately.

About the developer

ONE Group Developers (formerly IREO in Mohali) has built One City Hamlet in Sector 98 and One Rise in Sector 99, and launched The Clermont inside One City Hamlet in September 2025. In April 2025 the group said it plans to invest over ₹1,200 crore in Mohali housing and commercial projects over two years. It also has commercial projects in Rohtak and Ghaziabad, according to its website.

Before you buy

• Check the RERA registration PBRERA-SAS81-PC0046 and the plot or booth number on rera.punjab.gov.in, and that the seller (developer or owner) holds clear title.
• For an SCO plot, ask what you may build on it (floors, height, setbacks, basement) and the building-plan approval process and fees before you pay.
• Ask whether the price includes PLC for a corner or road-facing plot, maintenance, and any extension fees for late construction.
• Confirm in writing the parking that goes with the plot and who maintains the roads, lighting and security.
• On resale, check the chain of documents and any transfer charges payable to the developer.
