Prestige Towers by Vera Developers (listed on portals as "Vera Prestige Towers"; not linked to the Bengaluru Prestige Group) is a high-rise society near the TDI Club House in Sector 117 (TDI City), Mohali, beside the 200-ft PR-7 Airport Road. It is registered with Punjab RERA as PBRERA-SAS81-PR0310, with Vera Developers Pvt Ltd as promoter.

• Buildings: five towers (A, C, D, E and F) of stilt + 17 floors, on about 3.5 acres (14,063 sq m in RERA; Square Yards says 3.74 acres)
• Homes: semi-furnished 3 BHK flats of 1,720 sq ft super area; Square Yards counts 341 homes
• Developer's price: ₹1.25 crore plus charges for the 3 BHK (price list linked from the developer's site, seen in November 2026)
• Status: ready to move; the developer says more than 150 families live there
• RERA dates: approved 1 August 2017, completion date 31 July 2020

Homes and prices

Every flat is a 3 BHK of 1,720 sq ft super area, sold semi-furnished: the brochure lists modular wardrobes in the three bedrooms, a modular kitchen with chimney, hob, RO purifier and granite counter, UPVC doors and windows, geysers in all bathrooms and AC drain pipes. The brochure says the towers were built with Mivan (aluminium formwork) construction.

The developer's price list gives ₹1.25 crore as the basic price. On top come preferential location charges (top floor 10% of the basic price, second floor 5%, park facing ₹1 lakh; the list prints 25% for the first floor), car parking ₹2 lakh (stilt parking ₹3.5 lakh), club membership ₹50,000, power backup ₹35,000 per kVA, EDC/IDC ₹150 per sq ft and a maintenance deposit of ₹50 per sq ft, plus GST, stamp duty and registration. Its payment plan asks 10% at booking and the rest within 30 days. Square Yards showed a ₹1.35 crore ask, and Housing.com resale listings asked about ₹80–95 lakh for 3 BHK flats in 2025–26. The basic price normally leaves out GST, stamp duty and registration, and may leave out parking, club membership and power backup, so compare projects on their all-inclusive cost and ask for a dated price sheet.

Facilities

The developer names a clubhouse, a gym, an indoor games room, a splash pool, a yoga park, a sports park, a kids' playground, a lounge park and a grandparents' park, a grand entrance, covered parking, fire-fighting systems, an earthquake-resistant structure and 24x7 security. The RERA filing adds a terrace garden and water features in a gated campus.

Location

The society is in Sector 117 near the TDI Club House, on the Kharar side of Mohali, next to the 200-ft Airport Road. The brochure names nearby schools and colleges (DPS Mohali, Gillco International, Manav Mangal, CGC Landran, Chandigarh University), hospitals (Max, Sohana) and shopping in Sectors 74-A and 75 (D-Mart, Quark City).

About the developer

One point to note: RERA's completion date is July 2020, but the developer posted a construction-update video for Prestige Towers in October 2023, so ask which towers have their completion and occupation certificates.

Before you buy

• Ask for the completion certificate and the occupation certificate of your tower, and check the RERA page on rera.punjab.gov.in.
• Get the full cost sheet in writing: the basic price leaves out GST, parking, club membership, power backup, EDC/IDC and preferential location charges.
• Ask for the carpet area of your flat in the agreement; the 1,720 sq ft figure is super area.
• See the actual flat, its fittings and the parking slot before you pay the booking amount.
• If you buy on resale, check the chain of documents, the transfer charges and any pending maintenance dues.
