Quick answer

Upcoming GMADA projects in Mohali: the short answer

  • No GMADA scheme is open right now. GMADA’s Schemes page says no schemes are currently available (checked 26 October 2026). Anyone selling a “GMADA pre-launch plot” is not selling a GMADA scheme.

  • Next GMADA estates: Eco City 3 (716 acres, New Chandigarh: award December 2025, environmental clearance 29 September 2026, land-pooling forms until 15 November 2026), Aerotropolis Blocks E–J (3,523 acres, award 20 July 2026), Eco City 4 (526 acres, notified 2 June 2026) and a 309-acre township at Mullanpur; the 196-acre Sector 87 commercial centre got its land award on 23 October 2026. None has a plot scheme, price or date yet.

  • Where new homes are coming from: GMADA’s 2026 e-auctions raised ₹3,136.97 crore (January–March) and ₹5,391 crore (July–August), including group-housing sites in Aerocity Block G and a 27.78-acre mixed-use site in Sector 62. Private projects on such sites are the real “upcoming GMADA projects”.

  • Pre-launch or just launched in GMADA areas: Leafsong Retreat by Hero Homes (Sector 99), Ananda Crown (Sector 78), The Marq by Atlantis (Aerocity Block B) and Noble Magnollia (Sector 88) on sites GMADA sold, plus GMI Lux Housing in GMADA’s Sector 102-A, each with a Punjab RERA number.

  • Check the address: most projects that portals file under “GMADA Aerocity” are registered in Dyalpura or Chhat villages under Zirakpur, next to Aerocity rather than in it.

Is any GMADA scheme open right now?

No

No GMADA plot or flat scheme is open for applications

Checked 26 October 2026 on GMADA’s Schemes page

GMADA’s Schemes page reads “Currently Schemes are not available”. Its new estates are still at the land-acquisition stage, so no developer or broker can be taking authorised bookings for GMADA plots in them. What is open: private projects on sites GMADA has already sold (listed below), and GMADA’s periodic e-auctions of commercial, group-housing and institutional sites.

How you’ll know when one opens

  • GMADA Schemes page

New plot or flat schemes appear here with their brochure.

  • GMADA Public Notices

Land awards, land-pooling deadlines and draw results. Most are scanned PDFs, several in Punjabi.

  • PUDA e-auction portal

GMADA’s auctions of sites, SCOs and booths run here.

  • Newspaper notices

GMADA also issues its notices as newspaper advertisements; the PDFs on its site carry the advertisement numbers.

02Upcoming GMADA projects

GMADA’s next estates and where each one stands

Since Punjab withdrew its Land Pooling Policy-2025 in August 2025, GMADA acquires land under the 2013 land-acquisition law and offers landowners an optional package of developed plots instead of cash. An estate reaches the public only after the award, possession, layout approval and the landowners’ plot draw; GMADA’s own plots or sites then come through a scheme or an e-auction. The Tribune counts more than 11,600 acres in this pipeline across Greater Mohali and New Chandigarh.

“GMADA Aerocity” on property portals: what the RERA register says

Housing.com’s “GMADA Aerocity” project list (updated 24 September 2026) is mostly private projects that Punjab RERA registers in Dyalpura (Dayalpura) or Chhat villages under Zirakpur, next to Aerocity. Zirakpur is inside GMADA’s planning area, so these colonies need GMADA licences, but they are not part of GMADA’s Aerocity estate, and their roads and services come with the colony rather than with Aerocity’s works.

07What the words mean

Pre-launch and soft-launch GMADA projects: what they really are

GMADA itself never runs a “pre-launch” or “soft launch”. It announces a scheme in a public notice, takes applications for a fixed period and allots by draw, or sells sites by e-auction. The terms below are used by private developers selling homes on GMADA land, and one rule decides whether such a sale is legal.

Pre-launch

Bookings open before the public launch and before construction starts, usually at an introductory price. This is allowed only after the project is registered with Punjab RERA. Cheques or “EOI” amounts collected before registration are not.

Soft launch

A quiet, limited release to selected brokers and buyers before the public launch, used to test prices and demand. The same rule applies: the project must already have a Punjab RERA number.

New launch

The project has been launched publicly and work on site has begun (excavation, foundations or basement), with no tower above ground yet.

GMADA scheme

A plot, flat or site sold by GMADA itself through a public notice and brochure. Applications and payments go to GMADA, not to a developer or broker, so there is no pre-launch stage.

08Draw, e-auction or LOI

How GMADA sells plots, flats and sites

GMADA land reaches buyers in one of three ways, and each starts with a public notice from GMADA.

  1. 1

A scheme with a draw of lots

For residential plots and flats (such as Purab Premium Apartments in Sector 88), GMADA advertises a scheme with a brochure, takes applications with an earnest-money deposit for a fixed period and allots by a public draw. Eligibility, sizes, prices and the payment schedule are set out in each brochure.

  2. 2

    An e-auction

Commercial sites, SCOs, booths, group-housing, hotel, hospital and school sites, and some residential plots, are sold to the highest bidder above a reserve price on the PUDA e-auction portal. GMADA’s two 2026 rounds raised ₹3,136.97 crore and ₹5,391 crore.

  3. 3

    Land-pooling LOIs (landowners)

Landowners who give land for a new estate receive letters of intent (LOIs) for developed plots, allotted later by a draw among them. The July 2026 policy makes the new Special LOIs transferable, so LOIs are traded privately; the final plot depends on GMADA’s layout and draw.

  4. 4

    Allotment, payments and possession

After a draw or auction, GMADA issues an allotment letter with the payment schedule. Possession follows once the site is developed, and the conveyance deed after full payment and the letter’s conditions. Pay GMADA only through its own portal or bank details.

10Myth vs fact

Claims you will see, and what the record shows

11Before you pay

Eight checks before you pay a booking amount

For private projects marketed as “GMADA projects”. For GMADA’s own schemes, follow only the notice and brochure on gmada.gov.in.

  • The Punjab RERA number

Ask for it, then find the project on the RERA project search or in the list of registered projects. The promoter, project name, address, number of units and completion date should match the brochure.

  • A licensed colony, not an unauthorised one

GMADA publishes a list of licensed colonies and mega projects (latest file dated 7 September 2026) and a list of unauthorised colonies. Find the project in the first and make sure it is not in the second.

  • GMADA estate, or a colony next to one?

Many projects sold as “Aerocity” or “airport road” stand in villages next to GMADA’s estates. That is fine if the colony is licensed, but its roads, water and sewerage come with the colony’s own licence, not with GMADA’s estate works.

  • A written price sheet on carpet area

RERA requires sale by carpet area. Get the carpet area, preferential location charges, EDC/IDC, parking, club charges and GST in writing (GST is 5% on under-construction homes and 1% on affordable ones).

  • No more than 10% before the agreement

Don’t pay more than 10% until the agreement for sale is signed and registered (RERA section 13). Pay only into the developer’s project account, never a broker’s personal account, and keep every receipt.

  • The developer’s track record

Were the developer’s earlier projects delivered by their RERA completion dates? Punjab RERA publishes complaint case status and the projects penalised for violations.

  • The possession date that counts

Use the completion date in the RERA registration, not the brochure. If possession is late, the Act entitles you to interest or a refund (section 18).

  • Which banks have approved it

A project approved for home loans by major banks has passed their legal check of title and approvals. Ask which banks, and confirm with the bank.

Frequently asked

Questions about upcoming GMADA projects in Mohali

01

Is any GMADA scheme open in 2026?

No. As of 26 October 2026, GMADA’s Schemes page says no schemes are currently available. Its next estates (Eco City 3, Eco City 4, the Mullanpur township and Aerotropolis Blocks E–J) are at the land-award or land-pooling stage, so there is no plot scheme, price list or application date yet.

02

What are the upcoming GMADA projects in Mohali?

GMADA’s pipeline is Eco City 3 (716 acres) and Eco City 4 (526 acres) in New Chandigarh, a 309-acre low- and high-density township at Mullanpur, Aerotropolis Pockets A–D and Blocks E–J (about 5,170 acres around the airport), a 2,489-acre Aerotropolis extension at Banur, a 196-acre commercial centre in Sector 87 (land award 23 October 2026), and two sites notified in August 2026: Expo City (181 acres) and a 230-acre Commercial City Centre in New Chandigarh. Alongside them, private projects are launching on sites GMADA has auctioned, such as Leafsong Retreat (Sector 99), Ananda Crown (Sector 78) and The Marq by Atlantis (Aerocity).

03

What is the latest on Eco City 3, and when will plots launch?

Eco City 3’s land award (₹3,690.32 crore for 716 acres) was announced on 23 December 2025, and SEIAA Punjab granted environmental clearance on 29 September 2026. Landowners can file land-pooling forms until 15 November 2026. After that come possession, layout approval and the landowners’ draw; GMADA has announced no public scheme or launch date.

04

What is happening with Aerotropolis Mohali?

GMADA announced land awards for Aerotropolis Blocks E–J on 20 July 2026: 3,522.98 acres in eight villages for ₹23,457.74 crore. The earlier Pockets A–D (about 1,651 acres) are issuing letters of intent to landowners, but part of the work is frozen by a Vigilance Bureau case. No public plot scheme has been announced for either.

05

Are there pre-launch or soft-launch GMADA projects?

Not from GMADA: it sells only through public schemes and e-auctions. What brokers call “pre-launch GMADA projects” are private projects on land GMADA auctioned or in its planned sectors. In October 2026 the RERA-registered ones in their launch phase include Leafsong Retreat (Sector 99), Ananda Crown (Sector 78), The Marq by Atlantis (Aerocity Block B) and GMI Lux Housing (Sector 102-A). Projects advertised without a RERA number cannot legally take bookings.

06

Is pre-launch booking legal in Punjab?

Only after the project is registered with Punjab RERA. Section 3 of the RERA Act, 2016 bars advertising, booking or selling before registration, and section 59 allows a penalty of up to 10% of the project cost. Once registered, a promoter may take at most 10% of the price before a registered agreement for sale (section 13).

07

How do I apply for a GMADA plot?

When GMADA opens a scheme, it publishes a notice and brochure on gmada.gov.in with the eligibility, sizes, price, earnest money and last date. You apply within that window, and plots are allotted by a public draw of lots. Sites sold by auction are bid for on the PUDA e-auction portal (puda.enivida.com). No scheme is open as of 26 October 2026.

08

When was GMADA’s last e-auction, and what sold?

The latest round closed on 20 August 2026: 27 of 37 properties sold for ₹5,391 crore, led by a 27.78-acre mixed-use site in Sector 62 (₹1,742.31 crore). The January–March 2026 round sold 37 of 42 sites for ₹3,136.97 crore, including two group-housing plots in Aerocity Block G. GMADA had not announced the next round by 26 October 2026.

09

What does “GMADA approved” mean, and how do I check a project?

For a private project it should mean the colony holds a GMADA licence (or change of land use) and the project is registered with Punjab RERA. Check GMADA’s licensed colonies list and unauthorised colonies list, then the RERA project search. A project on a GMADA-auctioned site will also show the site number in its RERA address.

10

What is a GMADA LOI, and is buying one safe?

A letter of intent (LOI) is GMADA’s promise of developed plots to a landowner who gave land for an estate. The July 2026 policy makes the new Special LOIs transferable, so they are traded. Buying one is a private deal outside RERA: the plot’s location and timing are fixed only at GMADA’s draw, so check the seller’s title and GMADA’s transfer rules before paying.

11

Is GMADA a government body, and is New Chandigarh under it?

Yes. GMADA is the Punjab government’s development authority, constituted on 14 August 2006 under the Punjab Regional and Town Planning and Development Act, 1995. Its area covers Mohali, Banur, Zirakpur, Dera Bassi, Kharar and Mullanpur, among others, and the New Chandigarh master plan falls under it (GMADA).

12

Which is better to buy in: Aerocity, IT City, Sectors 88–89 or Eco City?

It depends on budget and timing. Sectors 78, 88 and 99 have the widest choice of new launches (about ₹1.6–5.5 crore asking, October 2026). Aerocity and IT City suit buyers who want the airport and the IT City–Kurali expressway close by. New Chandigarh (Eco City, Medicity) is quieter and greener, but its new GMADA estates are years away. Compare RERA completion dates, which run from 2028 to 2034.

13

What about Eco City 2 Extension and its plot price?

Eco City 2 Extension is a 96-acre GMADA estate in Hoshiarpur village, New Chandigarh, described in August 2025 as ready with 153 residential plots, 68 commercial plots and four group-housing sites. GMADA has not published a scheme or price for it; the ₹5,500 to ₹60,000 per sq yd figures online are not official.

14

Are GMADA flats available? What about Purab Premium Apartments?

Purab Premium Apartments in Sector 88 is GMADA’s 1,620-flat project on 37.5 acres, available since 2017; in November 2024 the Punjab government agreed to buy 167 of the flats, and in May 2025 GMADA put 227 unsold flats up for e-auction. GMADA has no flat scheme open now, so Purab flats change hands on resale. New flats on GMADA land come from private projects in Sectors 78, 88 and 99, IT City and Aerocity.

15

Can NRIs buy in these projects?

Yes. Under RBI rules, NRIs and OCI cardholders may buy flats, plots in licensed colonies and commercial units without RBI approval, but not agricultural land, plantations or farm houses. Payment must come through banking channels (inward remittance or NRE, FCNR(B) or NRO accounts) (RBI Master Direction). Each GMADA scheme brochure sets its own eligibility.

16

How do I check a project’s RERA registration in Punjab?

Search the Punjab RERA project search or the registered projects list for the number, which looks like PBRERA-SAS81-PR1294. In Mohali district, SAS79 means Dera Bassi tehsil (including Zirakpur), SAS80 Kharar tehsil and SAS81 Mohali tehsil. The promoter, address, units and completion date should match the brochure.

17

GMADA new scheme kab aayegi?

26 October 2026 tak GMADA ki koi scheme open nahi hai. Eco City 3 ke land-pooling forms 15 November 2026 tak bhare ja rahe hain; uske baad possession, layout aur landowners ka draw hoga, phir GMADA apni scheme ya e-auction layega. Official date sirf gmada.gov.in ke Schemes page aur newspaper notice mein aayegi.

18

Is Big Brothers part of GMADA?

No. Big Brothers is a private property portal and channel partner. We track GMADA’s notices and the private projects in GMADA areas so buyers can compare them in one place, but for any GMADA scheme the official notice and brochure on gmada.gov.in are final.

Sources and method

How we made this page

We read GMADA’s Schemes, Public Notices, Ongoing Projects and SIA pages (including its scanned notices), the Punjab RERA list of registered projects as on 25 September 2026, RERA registration copies and news reports from 2025 and 2026. For private projects we took the RERA registration first, then the developer’s own figures and, where none are public, portal or broker asking prices, and we say which is which. We call a project “pre-launch” or “launch phase” only if it is RERA-registered with no tower above ground.

Projects are ordered by how closely they match this page: the newest registrations on GMADA sites first, then older launches, then announced projects that are not yet registered. Last full check: 26 October 2026.
