By accessing or using bigbrothers.in (the “Platform”), you agree to be bound by these Terms & Conditions and our Privacy Policy. If you do not accept any part of these terms, please stop using the Platform.

Big Brother is operated by a company registered in India. We connect property buyers and tenants with verified Builders, listing agents and handymen. We are an information and lead-routing platform — we are not a party to any sale, rental or service contract that follows from an introduction made on the Platform.

You must be at least 18 years old and capable of entering into a legally binding contract under Indian law to use the Platform. By creating an account you confirm that all information you provide is accurate and that you have the authority to act on behalf of any business entity you represent.

Builders and listing agents are solely responsible for the accuracy of every listing, image, brochure, price, carpet area, RERA number and amenity claim they publish on the Platform. By submitting content, you grant Big Brother a non-exclusive, royalty-free licence to display, reformat and promote it across our website, partner channels and marketing materials.

You must not list properties you do not own or are not authorised to market, post duplicate or fake listings, misrepresent prices, or upload images you do not have rights to. We reserve the right to reject, edit or remove any listing — and to suspend offending accounts — at our sole discretion.

When you submit an enquiry, your contact details are shared with the relevant Builder so they can respond. Big Brother does not negotiate, broker or guarantee any transaction. Any contract for sale, lease or service is directly between you and the counterparty, and you are responsible for your own due diligence — including title verification, RERA compliance and physical site inspection.

Builders and handymen may purchase paid plans, listing boosts or premium placements. All fees are quoted in INR and are exclusive of applicable taxes unless stated otherwise. Subscriptions auto-renew unless cancelled before the renewal date. Refunds, where due, are processed within 14 business days. Boosted placements do not influence editorial verification — verification is independent of payment.

• Scraping, bulk-downloading or republishing listings or contact data.
• Submitting fraudulent enquiries, spam, or automated traffic of any kind.
• Posting unlawful, defamatory, obscene or discriminatory content, or content that infringes third-party rights.
• Attempting to circumvent the Platform to avoid fees, leads attribution or our review process.
• Reverse-engineering or interfering with the security of the Platform.

Where users post reviews of Builders, projects or properties, you must only review services you have genuinely engaged with. Reviews must be your honest, first-hand experience and must not contain personal attacks, abusive language or false statements. We may remove reviews that violate this policy. Builders may reply to reviews but cannot edit or delete user reviews.

The Platform, our brand, logo, software, design, and editorial content are owned by Big Brother and protected by copyright and trademark law. You may not copy, reproduce or create derivative works without our prior written permission, except for personal, non-commercial browsing of listings.

The Platform is provided on an “as-is” basis. While we take reasonable steps to verify Builders, we do not warrant the accuracy of any listing, the conduct of any counterparty or the outcome of any introduction.

To the maximum extent permitted by law, Big Brother’s aggregate liability arising out of or in connection with your use of the Platform shall not exceed the fees you have paid to Big Brother in the 12 months preceding the claim, or INR 10,000, whichever is higher. We shall not be liable for indirect, incidental, consequential or special damages of any kind.

You agree to indemnify and hold harmless Big Brother, its officers and employees from any claim, demand, loss or expense (including reasonable legal fees) arising out of your breach of these Terms, your content, or your use of the Platform.

We may suspend or terminate your access at any time, with or without notice, if we reasonably believe you have breached these Terms or applicable law. You may close your account at any time from your portal or by writing to us. Provisions relating to IP, indemnity, liability and dispute resolution survive termination.

These Terms are governed by the laws of India. Any dispute arising under or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts at Chandigarh, except that we may bring proceedings in any jurisdiction where you reside or where damage occurred.

We may update these Terms from time to time. The updated version takes effect when posted to this page. Continued use of the Platform after changes constitutes acceptance of the revised Terms.
