1 kanal plot prices in Mohali by estate
A 1 kanal plot in Mohali costs about ₹3.7 crore to ₹12 crore in late 2026, depending mostly on who developed the estate: private townships ask about ₹74,000–1.35 lakh per sq yd, GMADA's own sectors ₹1.24–2.4 lakh. Asking prices for 500 sq yd plots on Housing.com, read on 8 November 2026:
| Estate | 1 kanal (500 sq yd) asking price | Per sq yd | Asks seen |
|---|---|---|---|
| Emaar Mohali Hills, Sectors 108–109 | ₹4.85–6 crore | ₹97,000–1.2 lakh | Sep–Nov 2026 |
| Emaar Mohali Hills, Sector 105 | ₹5.5–6.75 crore | ₹1.1–1.35 lakh | Sep–Oct 2026 |
| Unitech Uniworld City, Sectors 97, 106, 107 (not listed here; see the caution below) | ₹3.7–6.75 crore | ₹74,000–1.35 lakh | 13, Sep–Oct 2026 |
| TDI City (not listed here) | ₹4.25–5.3 crore | ₹85,000–1.06 lakh | 4, Sep–Oct 2026 |
| GMADA Aerocity | ₹6.2–8.5 crore | ₹1.24–1.7 lakh | 6, Sep–Nov 2026 |
| GMADA Sectors 88–89 (not listed here) | ₹7.5–8.8 crore (one ask ₹10.45 crore) | ₹1.5–1.76 lakh | 7, Sep–Oct 2026 |
| GMADA IT City, Sectors 66B and 82A | ₹7.8–9 crore | ₹1.56–1.8 lakh | 10, Sep–Nov 2026 |
| GMADA Sector 79 (not listed here) | ₹9.5–12 crore | ₹1.9–2.4 lakh | 3, Sep–Oct 2026 |
GMADA's own sales are a useful check on these asks: it sold two 500 sq yd plots in Sector 82 (IT City) at ₹6.87 crore each in June 2025, against a reserve price of ₹6.35 crore, and a 500 sq yd Sector 65 plot for ₹6.74 crore in August 2025. Asking prices are what sellers quote; deals usually close lower. Corner, park-facing and wide-road plots cost more.
2 kanal plots and bigger kanal land
2 kanal (1,000 sq yd) plots are much rarer. Asks seen in September–October 2026: ₹19.45–20.5 crore for about 1,088–1,100 sq yd in Wave Estate, Sector 85 (listed here); ₹19–21 crore for 1,000 sq yd in GMADA's Sector 78 (two asks); and ₹8 crore for a 1,000 sq yd "new booking" in TDI City (one ask). Between the two, 1.5 kanal (750 sq yd) plots in Emaar Mohali Hills ask ₹6.75–7.8 crore.
Plots of 3, 4 or 5 kanal are hardly ever offered inside Mohali's sectors. Of the 121 Housing.com plot listings of 480 sq yd or more in Mohali on 8 November 2026, the biggest residential ones were about 2 kanal, plus a single 1,600 sq yd (3.2 kanal) ask in Unitech's Uniworld City. Land sold "per kanal" beyond that is usually village or farm land measured in the bigger farm kanal (below), which needs a change of land use before you can build a house or a shop on it.
How big is a kanal? 1 to 5 kanal in sq yd, sq ft and marla
In Mohali's sectors and in GMADA's schemes, 1 kanal = 20 marla = 500 sq yd (gaj) = 4,500 sq ft, about 418 sq m; one marla is 25 sq yd. GMADA's 2010 Aerocity scheme, for example, offered plots "ranging between 125 square yards (5 marla) to 500 square yards (1 kanal)" (The Tribune, June 2010). A 1 kanal plot is usually 50 x 90 ft.
| Kanal | Marla | Square yards (gaj) | Square feet | Square metres | Acre |
|---|---|---|---|---|---|
| 1 kanal | 20 | 500 | 4,500 | 418 | 0.10 |
| 1.5 kanal | 30 | 750 | 6,750 | 627 | 0.15 |
| 2 kanal | 40 | 1,000 | 9,000 | 836 | 0.21 |
| 3 kanal | 60 | 1,500 | 13,500 | 1,254 | 0.31 |
| 4 kanal | 80 | 2,000 | 18,000 | 1,672 | 0.41 |
| 5 kanal | 100 | 2,500 | 22,500 | 2,090 | 0.52 |
Farm kanal: in Punjab's land records a kanal is one-eighth of an acre, about 605 sq yd (5,445 sq ft), with a marla of 272.25 sq ft. Village and agricultural land is often priced per kanal in this bigger unit, so a "per kanal" price for farm land is not comparable with a 500 sq yd plot in a sector: compare prices per sq yd.
Residential kanal plots: GMADA estates or private townships
GMADA estates. GMADA's Aerocity (PBRERA-SAS80-PR0368), IT City (PBRERA-SAS81-PM0116), Sectors 76–80 (PBRERA-SAS81-PR0389) and Sectors 88–89 (PBRERA-SAS81-PM0121) all have 1 kanal plots, allotted in GMADA's schemes or under land pooling and now sold on resale. They cost the most per sq yd, have GMADA's roads and services, and carry GMADA's rules: transfer permission, building deadlines and, in IT City, a disputed enhancement charge of ₹7,845 per sq yd, about ₹39 lakh on a 1 kanal plot (The Tribune, September 2026).
Private townships. Emaar Mohali Hills (Sectors 98–109, RERA PBRERA-SAS81-PR0231) has standard plots of up to 800 sq yd, including 500, 700 and 800 sq yd; Wave Estate (Sectors 85 and 99) offers plots up to 1,088.8 sq yd; TDI City has 1 kanal plots too. Unitech's Uniworld City (Sectors 97, 106 and 107) is cheaper, but on 25 February 2026 the Supreme Court told Unitech not to allot plots mortgaged to lenders, and Unitech withdrew its plot sale on 2 March 2026; check a Uniworld plot's conveyance and lender status with a lawyer first.
Commercial kanal land in Mohali
Much of Mohali's commercial land of a kanal or more comes from GMADA's e-auctions of SCO, cluster and mixed-use sites. In its October 2025 auction, GMADA sold four-SCO clusters of 2,000 sq yd (4 kanal) in Aerocity's Block C for ₹79.87–80.20 crore each, about ₹4 lakh per sq yd, and auctioned 48 SCO sites of 500 sq yd (1 kanal) in Aerocity (The Tribune). On resale, a 500 sq yd commercial plot in Aerocity is asked at ₹25.25 crore (about ₹5.05 lakh per sq yd, October 2026). Ask for the block and site number, the permitted use and floors, and GMADA's deadline to build. Smaller SCO, shop and booth sites are on our commercial plots in Mohali page.
Buying a kanal plot from a seller, a dealer or GMADA
- From the seller (owner): you deal with the person named on the allotment letter or sale deed. Check their identity against the papers and pay only by bank transfer.
- From a dealer: most kanal plots on portals are listed by dealers, who often leave out the block and plot number. Ask for both, and for the owner's papers, before a site visit; a dealer's fee is often about 1%.
- From GMADA: GMADA had no residential plot scheme open in late 2026; its schemes page read "Currently Schemes are not available". It sells plots and commercial sites from time to time by e-auction on the PUDA e-auction portal (all seven residential plots in Sector 68 sold for ₹25.01 crore against a combined reserve of ₹7.64 crore in early 2026), and its new estates are at the land-pooling stage. Watch gmada.gov.in and our guide to upcoming GMADA projects in Mohali.
Checks before you buy a kanal plot in Mohali
- Ask for the sector, block and plot number, and check that the plot is inside the estate it is sold as: many colonies sold as "Aerocity" are in Zirakpur villages next to it, and some "Sector 82" plots are in JLPL's industrial area.
- Get the chain of documents: GMADA's or the developer's allotment letter, every transfer or re-allotment letter or sale deed, and a no-dues certificate. For a GMADA plot without a conveyance deed, GMADA must permit the transfer first.
- Measure the plot and check the size in the papers: listed "1 kanal" plots range from 500 to 520 sq yd, and "2 kanal" from 1,000 to 1,100 sq yd.
- Ask whether any dues are pending (instalments, enhancement charges, extension fees for not building) and who will pay them. GMADA allotments usually require a house within three years.
- For kanal land outside the sectors, check the land use (CLU), the colony licence and Punjab RERA registration, and which kanal the deed uses.
Costs of buying a kanal plot
| Cost | What to expect in Mohali |
|---|---|
| Stamp duty | Usually quoted at 7% for a man, 5% for a woman and 6% for a joint purchase, on the higher of the price and the collector rate |
| Registration fee | 1% of the value, up to ₹2 lakh |
| TDS | 1% of the price, deducted by the buyer and paid to the tax department (Form 26QB); every kanal plot costs more than ₹50 lakh |
| GMADA transfer fee | On a GMADA plot bought before its conveyance deed; last published at 2.5% of the allotment price (2019), so ask the Estate Office for today's rate |
| Dealer's fee | Often about 1% when you buy through a dealer, as shown on portal listings |
For example, a man buying a 1 kanal plot at ₹6.5 crore would pay about ₹45.5 lakh in stamp duty and ₹2 lakh in registration fee, and would deduct ₹6.5 lakh of TDS from the payment to the seller. Confirm the exact rates with the sub-registrar.

Buying a kanal plot in Mohali: your questions answered
01What is the price of a 1 kanal plot in Mohali?
About ₹3.7 crore to ₹12 crore in late 2026, depending on the estate: ₹3.7–6.75 crore in Unitech's Uniworld City (with a court caution), ₹4.25–5.3 crore in TDI City, ₹4.85–6.75 crore in Emaar Mohali Hills, ₹6.2–8.5 crore in GMADA's Aerocity, ₹7.5–8.8 crore in Sectors 88–89, ₹7.8–9 crore in IT City and ₹9.5–12 crore in Sector 79 (Housing.com asking prices, September–November 2026). GMADA sold two 500 sq yd IT City plots at ₹6.87 crore each in June 2025.
02What is the price of a 2 kanal plot in Mohali?
2 kanal (1,000 sq yd) plots were asked at ₹19–21 crore in GMADA's Sector 78 and ₹19.45–20.5 crore for about 1,088–1,100 sq yd in Wave Estate (September–October 2026); a TDI City 1,000 sq yd "new booking" was asked at ₹8 crore. See the Wave Estate 2 kanal plot.
03How many square yards and square feet is 1 kanal in Mohali?
In Mohali's sectors and GMADA schemes, 1 kanal is 500 sq yd (gaj) or 4,500 sq ft, about 418 sq m, usually 50 x 90 ft. 2 kanal is 1,000 sq yd (9,000 sq ft), 3 kanal 1,500 sq yd, 4 kanal 2,000 sq yd and 5 kanal 2,500 sq yd (half an acre).
04How many marla are there in a kanal?
20 marla make a kanal. In Mohali's sectors a marla is 25 sq yd (225 sq ft), so a 5 marla plot is 125 sq yd and 10 marla is 250 sq yd, half a kanal.
05Is a kanal of farm land the same size as a kanal plot?
No. In Punjab's land records a kanal is one-eighth of an acre: about 605 sq yd or 5,445 sq ft, with a 272.25 sq ft marla. Plots in Mohali's sectors use 500 sq yd. When land is priced "per kanal", ask which kanal is meant and compare prices per sq yd.
06Where can I buy a 1 kanal plot in Mohali?
In GMADA's estates (Aerocity, IT City in Sectors 66B, 82A and 83A, Sectors 76–80 and Sectors 88–89) and in big private townships such as Emaar Mohali Hills (Sectors 98–109), Wave Estate (Sectors 85 and 99) and TDI City. GMADA's estates cost more per sq yd; townships on the Kharar–Landran side cost less.
07Are 3, 4 or 5 kanal plots for sale in Mohali?
Rarely inside the sectors. On 8 November 2026 the biggest residential plots listed in Mohali were about 2 kanal, plus one 1,600 sq yd (3.2 kanal) ask in Unitech's Uniworld City. Bigger "kanal land" is usually village or farm land, measured in the farm kanal, and needs a change of land use before building.
08Can I buy commercial kanal land in Mohali?
Yes, mostly through GMADA's e-auctions of SCO, cluster and mixed-use sites; in October 2025 it auctioned 48 SCO sites of 500 sq yd (1 kanal) in Aerocity and sold 2,000 sq yd SCO clusters for about ₹80 crore each. On resale, a 500 sq yd commercial plot in Aerocity is asked at ₹25.25 crore (October 2026). Smaller sites are on our commercial plots page.
09Can I buy a kanal plot directly from GMADA?
Not at the moment: GMADA had no residential plot scheme open in late 2026. It auctions plots and commercial sites from time to time on the PUDA e-auction portal, so watch gmada.gov.in; most kanal plots in GMADA's estates are bought on resale from allottees. Our upcoming GMADA projects guide tracks its new estates.
10Should I buy a kanal plot from a seller or a dealer?
Either works if the papers are right. Dealers list most kanal plots and charge a fee, often about 1%; buying from the owner saves that but you do the checks yourself. Either way, ask for the block and plot number, see the allotment letter and the chain of deeds, and pay only by bank transfer.
11Are kanal plots in Mohali RERA-registered?
The estates are: GMADA's Aerocity (PBRERA-SAS80-PR0368), IT City (PBRERA-SAS81-PM0116), Sectors 76–80 (PBRERA-SAS81-PR0389) and Sectors 88–89 (PBRERA-SAS81-PM0121) are registered in GMADA's name, and Emaar Mohali Hills is PBRERA-SAS81-PR0231. Wave Estate registers each block separately. Each listing here shows its estate's number; for a resale plot, the allotment and transfer papers matter most.
12When do I get possession of a kanal plot in Mohali?
The kanal plots listed here are resales in developed estates, so you get possession when the sale deed is registered (and, for a GMADA plot without a conveyance deed, once GMADA has permitted the transfer). Ask how long is left to build if the allotment sets a deadline.
13What facilities come with a kanal plot in Mohali?
The estate's roads, water supply, sewerage, street lights and parks, built by GMADA in its sectors or by the developer in a township; gated townships add boundary walls and guarded gates. GMADA still lists some works in Aerocity and IT City as ongoing, so see what is finished near your plot.
14What is the IT City enhancement charge on a kanal plot?
GMADA has asked IT City allottees for an enhancement charge of ₹7,845 per sq yd, which allottees are contesting (The Tribune, 30 September 2026). On a 1 kanal (500 sq yd) plot that is about ₹39 lakh. Ask whether the asking price allows for it and agree in writing who pays it.
15What are the stamp duty and registration charges on a kanal plot?
Stamp duty is usually quoted at 7% for a man, 5% for a woman and 6% for a joint purchase, on the higher of the price and the collector rate, plus a 1% registration fee capped at ₹2 lakh. On a ₹6.5 crore 1 kanal plot bought by a man that is about ₹45.5 lakh plus ₹2 lakh. Deduct 1% TDS from the payment to the seller, and add GMADA's transfer fee where it applies.
16Can I get a loan to buy a kanal plot in Mohali?
Yes, a plot loan, for a plot in a GMADA sector or an approved township with a clear title. Banks usually lend up to 70–75% of the value and expect a house to be built within a few years; there is no income-tax deduction on a loan for the plot alone until the house is built. Try amounts in our EMI calculator.
17What should I check before buying a kanal plot?
The block and plot number and that the plot is inside the estate named; the allotment letter, transfer letters or sale deeds and a no-dues certificate; the measured size against the papers; pending dues such as enhancement charges and extension fees; and, for land outside the sectors, the change of land use, colony licence and RERA registration.
18How do I see a kanal plot listed here?
Send an enquiry from the plot's page on Big Brothers, or call or WhatsApp the number on this page; we pass your details to the seller's or dealer's agent to arrange a visit. Enquiring is free. Ask for the plot number and the papers before paying anything.
