About GMADA IT City

GMADA IT City at a glance

IT City is the Greater Mohali Area Development Authority's (GMADA) estate of about 1,700 acres in Sectors 66 Beta (66B), 82 Alpha (82A) and 83 Alpha (83A), by the Airport Road (PR-7) in Mohali. It mixes IT and industrial sites, schools and institutions, commercial sites and residential plots.

  • Residential plots: GMADA's IT City scheme of October 2016 offered 750 plots of 256, 300 and 500 sq yd, including 295 plots of 500 sq yd (The Tribune); landowners got plots, booths and SCOs under land pooling
  • GMADA's own sales: in June 2025 GMADA sold two 500 sq yd plots in Sector 82 (IT City) by e-auction at ₹6.87 crore each, against a reserve price of ₹6.35 crore (Construction World)
  • RERA: Punjab RERA's list of registered projects includes IT City with GMADA as promoter, PBRERA-SAS81-PM0116
  • Status: plots allotted and houses being built; GMADA still lists "Development of IT City, S.A.S Nagar (Area 1700 Acr)" among its ongoing works

Plot prices in IT City (resale, late 2026)

GMADA has no IT City plot scheme open, so plots are bought on resale. Asking prices on Housing.com, last updated between September and November 2026:

Plot sizeAsking pricePer sq ydListings
100 sq yd (100 gaj), Sector 66B₹1.6–1.75 crore₹1.6–1.75 lakh8, Sep–Nov 2026
500 sq yd (1 kanal), Sectors 66B and 82A₹7.8–9 crore₹1.56–1.8 lakh10, Sep–Nov 2026
20 sq yd booth site, Sectors 82A–83A₹90 lakh–1.15 crore₹4.5–5.75 lakh2 on OLX, Nov 2026

These are sellers' and brokers' asking prices; deals are often lower, and A-road, park-facing and corner plots ask more. GMADA allotted booths and SCOs in Sectors 82-83 Alpha and 66 Beta to land-pooling letter holders, so check a booth's letter of intent or allotment. See the 100 gaj plots, kanal plots and commercial plots in Mohali to compare.

The enhancement charge

GMADA has asked IT City allottees for an enhancement charge of ₹7,845 per sq yd, which allottees are contesting (The Tribune, 30 September 2026). That is about ₹39 lakh on a 500 sq yd plot and ₹7.8 lakh on 100 sq yd. Before you buy, ask whether the asking price allows for it and agree in writing who pays it.

Location

IT City lies by the Airport Road (PR-7), west of Aerocity. The six-lane IT City–Kurali expressway starts at IT City Chowk and opened to traffic in December 2025. Listings for "Sector 82" can be in JLPL's industrial area next door, so check the sector letter (82 Alpha).

Before you buy a plot in IT City

  • Ask for the sector, block and plot number: some listings in "Sector 82" are in JLPL's industrial area, not IT City's Sector 82 Alpha.
  • Get GMADA's allotment letter (or the land-pooling letter of intent) and every re-allotment or transfer letter in the chain, and a no-dues certificate from GMADA's estate office.
  • Ask whether the price allows for the disputed enhancement charge of ₹7,845 per sq yd (about ₹39 lakh on 500 sq yd, ₹7.8 lakh on 100 sq yd), and agree in writing who pays it.
  • Check the building rules for the plot (ground coverage, floors, height) with GMADA before you plan a house.

Facts checked on 8 November 2026 against resale listings on Housing.com (last updated September–November 2026), The Tribune's reports on the 2016 scheme and the enhancement charge, Construction World's report on GMADA's June 2025 e-auction, the Punjab RERA list of registered projects (as on 25 September 2026) and GMADA's public notices and list of ongoing works.
