GMI Lux Housing at a glance

GMI Lux Housing, marketed as GMI Lux Residences or GMI Residences, is a pre-launch residential project of GMI Infra (Greymarble Infra Pvt Ltd) in Sector 102-A, Mohali, next to the developer's GMI Business Park. The developer says it has direct entry from the 200-ft PR-9 Airport Road; its contact page gives the address as IT City Road. It was registered with Punjab RERA as PBRERA-SAS81-PR1401 in July 2026.

• Homes: 464 flats in two towers on about 5.6 acres (RERA data shown on portals); the developer describes the towers as ground plus 43 floors, about 150 m high
• Sizes: mainly 4+1 and 5+1 BHK residences with a servant room (developer); the RERA data on portals also lists 3 BHK flats and 6 and 8 BHK penthouses, with unit areas from about 1,765 to 7,481 sq ft (the type of area is not stated)
• Price: on request; no price list or broker quote had been published by October 2026
• Status: pre-launch: the developer had reported no construction by October 2026
• Completion: December 2030, according to portals quoting the RERA data

Facilities

The developer's page lists two clubhouses with a gym, steam and sauna rooms, a yoga, Zumba and Pilates studio, indoor games (snooker, table tennis, cards and carrom) and an indoor toddler room, plus children's play areas. It promises a pool and a kids' splash pool "as per available space or reserved land". Residents are also promised use of GMI's sports arena of about 18 acres next to GMI Business Park, outside the 5.6-acre housing plot, with tennis, basketball, cricket nets, football, a golf range, a skating rink and padel and pickleball courts, and badminton and squash courts under a temporary shed.

Location

Sector 102-A lies south of Mohali's Airport Road sectors, between the villages of Derri and Manakpur, next to GMI Business Park. By road the site is about 4.3 km from Plaksha University, 11.5 km from the airport terminal, 12.4 km from CP67 Mall and 13 km from Mohali railway station. The exact plot boundary is not mapped yet, so these distances are approximate.

Before you book

• Check the RERA registration and the declared completion date on rera.punjab.gov.in.
• Do not pay more than 10% of the price before a registered agreement for sale (Section 13 of the RERA Act).
• Ask for the all-inclusive cost: GST, parking, club membership, power backup, PLC and IFMS are often extra.
• The agreement for sale must state the carpet area; compare projects on carpet area, not super area.
