Wave Gardens Phase II is the second phase of Wave Gardens, the group housing site of Country Colonisers' (Wave Group's) Wave Estate township in Sector 85, Mohali. It is registered with Punjab RERA as PBRERA-SAS81-PR1009 under the name "Wave Estate, Group Housing-2 (Phase-2)", with a completion date of 31 March 2029.

• Homes: 292 in four towers: 3 BHK and 4 BHK flats with a servant room, duplexes of 3 or 4 bedrooms and penthouses of 3 to 5 bedrooms. A 2 BHK was launched in October 2024 but has not been on the developer's price list since December 2024.
• Towers: Ivy (I), Jasmine (J), Kennedia (K) and Laurel (L), of 19, 20, 21 and 21 floors, on the 12-acre Wave Gardens site shared with the completed Phase 1
• Status: under construction (registered with RERA in April 2024, launched in October 2024)
• Price: from ₹2.51 Cr for a 3 BHK with a servant room and from ₹3.85 Cr for the 4 BHK on the developer's price list (26 October 2026); duplexes and penthouses on request

Floor plans and sizes

Super areas, plans and prices are from the developer's Wave Gardens page. Carpet areas are the developer's own figures from its website (October 2024 for the 2 and 3 BHK flats); balconies and terraces come on top. The RERA record's unit table lists the 3 BHK + servant flats at 133.58 sq m (about 1,438 sq ft) of carpet area, so check the carpet area in the agreement for sale.

Construction progress

The developer posts monthly construction videos. In its September 2026 update (published 17 October 2026), Laurel (82 flats) and Kennedia (74 flats) had every floor cast, penthouses included, with finishing work under way (Laurel ground to 15th floor, Kennedia 2nd to 8th); Jasmine (70 flats) had its slab up to the 17th floor with the penthouse in progress, and Ivy (66 flats) its slab up to the 17th floor. Plumbing and electrical work was under way in all four towers. RERA's completion date is 31 March 2029; the developer's videos show a target of possession by the end of 2027, subject to its terms. Price and payment plan

On 26 October 2026 the developer's Wave Gardens page lists 3 BHK + servant flats (2,260–2,295 sq ft) from ₹2.51 Cr and the 3,500 sq ft 4 BHK + servant from ₹3.85 Cr, about ₹11,000–11,100 per sq ft of super area. Duplexes (2,800–4,200 sq ft) and penthouses (3,345–6,940 sq ft) are price on request. The list prices rose by about 22–24% between June and October 2026 (₹2.03 Cr and ₹3.15 Cr on 7 June 2026). The page shows a "Flexi payment plan (40:60*)" without its terms, and publishes no extra charges, so ask for the schedule and an all-inclusive, dated price sheet.

Location

The four towers stand south of the Phase 1 towers on the Wave Gardens site, inside Wave Estate, the developer's township of plots, floors and flats in Sectors 85 and 99, Mohali. By road, CP67 Mall is about 3.3 km, Fortis Hospital Mohali about 5.6 km, Bestech Square Mall about 5.8 km, Mohali railway station about 7.1 km and Chandigarh International Airport about 11 km.

Before you book

• Check the RERA registration and the declared completion date on rera.punjab.gov.in.
• Do not pay more than 10% of the price before a registered agreement for sale (Section 13 of the RERA Act).
• Ask for the all-inclusive cost: GST, parking, club membership, power backup, PLC and IFMS are often extra.
• The agreement for sale must state the carpet area; compare projects on carpet area, not super area.
• Make sure the agreement names "Wave Estate, Group Housing-2 (Phase-2)", RERA PBRERA-SAS81-PR1009, and the tower (I, J, K or L): the completed Phase 1 next door is a different registration (PR0154).
