About GMADA Aerocity

GMADA Aerocity at a glance

Aerocity is the Greater Mohali Area Development Authority's (GMADA) plotted estate along the Airport Road (PR-7) in Mohali, between IT City and Zirakpur, near the international airport. It is not a private project: GMADA planned it, allotted the plots and builds the roads, parks and services.

  • Launched: June 2010, when GMADA's Aerocity scheme offered about 4,000 residential plots of 125 sq yd (5 marla) to 500 sq yd (1 kanal) at ₹12,000 per sq yd (The Tribune)
  • Later blocks: plots allotted to landowners under GMADA's land-pooling policy; commercial SCOs and bay shops for land-pooling letter holders were allotted by draw in August 2025
  • Commercial sites: GMADA sells SCOs, cluster SCOs and group-housing sites by e-auction (for example the Block G group-housing sites sold in early 2026)
  • RERA: Punjab RERA's list of registered projects includes "Aero City" with GMADA as promoter, PBRERA-SAS80-PR0368
  • Status: developed and lived in; GMADA still lists "Development of Aerocity – internal roads, parks etc." among its ongoing works

Plot prices in Aerocity (resale, late 2026)

GMADA has no Aerocity plot scheme open, so plots are bought on resale. Asking prices on Housing.com, last updated between September and November 2026:

Plot sizeAsking pricePer sq ydListings
100 sq yd (100 gaj), A Block₹1.55–1.65 crore₹1.55–1.65 lakh4, Oct–Nov 2026
500 sq yd (1 kanal)₹6.2–8.5 crore₹1.24–1.7 lakh6, Sep–Nov 2026
500 sq yd commercial site₹25.25 crore₹5.05 lakh1, Oct 2026

These are sellers' and brokers' asking prices; deals are often lower. Most listings do not name the block, and corner, park-facing and wide-road plots ask more. For commercial sites, GMADA's own e-auction of October 2025 is a better guide: four-SCO clusters of 2,000 sq yd in Block C sold for ₹79.87–80.20 crore, about ₹4 lakh per sq yd (The Tribune). Aerocity or a colony next to it?

Many projects that property portals file under "GMADA Aerocity" are registered with Punjab RERA in Dyalpura or Chhat villages under Zirakpur, next to Aerocity rather than in it. Those colonies have their own licences, roads and services. Plots inside GMADA's estate carry a block in their address, for example "Block-J, Aerocity", and come with GMADA's allotment papers. Our guide to GMADA projects in Mohali lists the look-alikes.

Location

Aerocity's blocks line the Airport Road (PR-7) from the IT City roundabout towards Zirakpur, close to the airport. IT City is next to it to the west, and GMADA's planned Aerotropolis estate is to extend it.

Before you buy a plot in Aerocity

  • Ask for the block and plot number and check that the plot is in GMADA's Aerocity: many colonies sold as "Aerocity" are in Dyalpura or Chhat villages under Zirakpur, next to it.
  • Get GMADA's allotment letter (or the land-pooling letter of intent) and every re-allotment or transfer letter in the chain, and a no-dues certificate from GMADA's estate office.
  • Ask whether the price covers any GMADA dues still unpaid (instalments, interest or other charges) and who pays the transfer fee.
  • Check the building rules for the plot (ground coverage, floors, height) with GMADA before you plan a house.

Facts checked on 8 November 2026 against resale listings on Housing.com (last updated September–November 2026), The Tribune's report on GMADA's 2010 Aerocity scheme, the Punjab RERA list of registered projects (as on 25 September 2026) and GMADA's public notices and list of ongoing works.
