About Mohali Citi Centre 3

Mohali Citi Centre 3 at a glance

Mohali Citi Centre 3 (marketed as Mohali City Centre 3 or MCC 3) is the third phase of the Citi Centre commercial cluster in Block F of GMADA's Aerocity, at the roundabout on the 200-ft Airport Road (PR-7). It is registered with Punjab RERA as PBRERA-SAS81-PC0182 (April 2022), with KLG Infra as promoter, a partnership whose partners include STJ Group's founder Anil Goyal. STJ Group sells it alongside its earlier phases.

  • Units: 146 in the RERA filing: 76 showrooms (about 8,301 sq m of carpet area in all) and 70 shops (about 2,635 sq m)
  • Buildings: Block A with a basement, ground and seven floors, and Block B with ground and nine floors
  • Land: about 9.8 acres (39,578 sq m) according to RERA; the developer says 10 acres, open on three sides, with frontage on Airport Road and a 150-ft sector road
  • Status: under construction: RERA lists construction in progress and quarterly progress reports filed up to early 2026, and the developer calls it ongoing; we did not find dated site photos showing how far the structure has risen
  • Completion: 25 March 2027 according to RERA; the developer does not publish a possession date

Showrooms, shops and prices

The developer's price list, dated 29 July 2026, quotes units by frontage and depth: double-height shops of 9 x 27 to 12 x 45 ft and showrooms of 10 x 63 to 36 x 75 ft, some ground-floor showrooms with a basement. The list prints its figures without a unit; read in lakh rupees, they run from about ₹60 lakh for a small second-floor shop to about ₹9.5 crore for a 28 x 75 ft ground-floor showroom with basement, and the whole of Tower B (two basements, ground and nine floors) is offered at ₹69 crore before GST. Extras listed by the developer: IFMS of ₹100 per sq ft, a one-time power-backup charge of ₹200 per sq ft, a transfer fee of ₹100 per sq ft, maintenance, and 5% more for corner units. The published payment plan asks 25% at booking and the balance within 45 days. The basic price normally leaves out GST, stamp duty and registration, and may leave out parking, club membership and power backup, so compare projects on their all-inclusive cost and ask for a dated price sheet.

Facilities

The developer names fire safety, high-speed lifts, full power backup, multi-level parking, wide internal roads, security and landscaped plazas; the RERA brochure adds street lights, CCTV and drinking water.

What brings footfall

The site sits at an Airport Road roundabout in Aerocity, next to the earlier Citi Centre phases, where food, retail and office brands already trade. The developer points to IT City, ISB, Plaksha University and the GMADA housing sectors nearby.

About the developer

STJ Group, founded by Anil Goyal, built Mohali Citi Centre (phase 1), which it says was completed in 2020, and STJ Mohali Citi Centre 2 next door. KLG Infra, the promoter of this phase, is also behind The Pinnacle in Sector 83 Alpha and The Residency on the Zirakpur-Patiala road. More on the group: STJ Group and KLG Infra.

Before you book

  • Check the registration PBRERA-SAS81-PC0182 and its completion date (25 March 2027) on rera.punjab.gov.in, and that the unit you are offered is in the registered plan.
  • The developer asks 25% at booking and the rest within 45 days. The RERA Act (Section 13) caps the advance at 10% before a registered agreement for sale: insist on the agreement first.
  • Ask for a dated price sheet in rupees with the unit number, floor, carpet area and every extra (IFMS, power backup, corner premium, GST, transfer fee).
  • Get the carpet area and any basement or mezzanine area written into the agreement; the price list quotes frontage x depth, not carpet area.
  • Treat any rental, lease or yield figure as the developer's estimate unless a signed lease with a named tenant is shown to you.

Facts checked on 2 November 2026 against Punjab RERA's record for PBRERA-SAS81-PC0182 (as copied by Aurum PropTech) and the Mohali City Centre website, which presents itself as STJ Group's. Prices and plans may change; confirm them with the developer.
