About Shudh Aeroplaza

Shudh Aeroplaza at a glance

Aeroplaza ("Aeroplaza Mohali by Shudh Gold") is a commercial building on Pocket 1, Block G of GMADA Aerocity, facing the 200-ft PR-7 Airport Road. It was registered with Punjab RERA on 1 May 2023 as PBRERA-SAS81-PC0197, with the partnership firm Shudh Gold as promoter, and announced in a press release later that month.

  • Site: 20,247 sq m (about 5 acres), of which about 8,930 sq m is for the building and the rest for common areas; the developer gives a frontage of 620 ft on the main road
  • Building: one block of ground plus four floors, designed by The Design Studio
  • Units: 149 in the RERA filing: 43 showrooms, 70 shops and 36 booths (one portal says 441 units; we use RERA's figure)
  • Status: new launch: RERA recorded no floors built at registration, and broker listings from 2025 and 2026 describe it as under construction; we found no dated construction photos
  • Completion: 30 April 2028 in the RERA registration (the 2023 press release had promised fit-outs within two years)

Units, sizes and prices

The developer offers three formats. Double-height showrooms run through the ground-plus-four block in four sizes, each with its own lift; RERA gives carpet areas of about 210–1,534 sq ft for the 43 showrooms. Double-storey shops come in two sizes, also with their own lift, and RERA lists 70 shops of about 122–340 sq ft carpet. Micro shops and booths for kiosks and service counters are about 100–195 sq ft carpet (36 units).

The developer does not publish prices. A portal lists units of 451 to 1,970 sq ft (larger than RERA's carpet areas, so probably saleable areas) at about ₹84 lakh to ₹3.66 crore. Broker listings asked about ₹2.2 crore for a 40 sq yd ground-floor bay shop with a 22-ft double height and basement (April 2026) and about ₹6.45 crore for a showroom on a 172 sq yd footprint (April 2025). GST, registration and other charges are extra; ask the developer for a dated price sheet.

Facilities

The developer names high-speed lifts (a dedicated lift for each showroom and double-storey shop), surface and basement parking, several entry and exit points, an open courtyard and a rooftop activity area.

Location and footfall

Block G sits on the Aerocity stretch of PR-7 Airport Road, among GMADA's Aerocity residential blocks. The developer's drive-time map puts Chandigarh International Airport, Plaksha University and Amity University about five minutes away, and IISER Mohali, ISB Mohali and Chhatbir Zoo about ten. Footfall would come from the surrounding Aerocity homes and traffic on Airport Road; no tenants have been announced.

About the developer

Shudh Gold is a Mohali partnership of seven partners, including Rajinder Manktala, who presented the project in 2023. RERA records no earlier projects for the firm. The developer's website calls the project a good investment for rental income; treat that as the seller's view.

Before you buy

  • Check PBRERA-SAS81-PC0197 on rera.punjab.gov.in: the registered plans, the unit number and carpet area you are offered, and the completion date (30 April 2028).
  • Ask the developer for a dated price sheet and payment plan; the prices on portals and broker sites are asking prices, not the developer's list.
  • Visit the site and ask for the latest RERA quarterly progress report, so you know how far construction has got before you pay.
  • Do not pay more than 10% of the price before a registered agreement for sale, and get the carpet area, the lift and the parking written into it.
  • Treat any rental or appreciation promise as the seller's claim: ask for it in writing, with the tenant and lease terms, before you rely on it.

Facts checked on 2 November 2026 against the project's Punjab RERA record (via Aurum PropTech), the developer's website theaeroplaza.com, the May 2023 press release, and portal and broker listings dated above. Prices and plans may change; confirm them with the developer.
