Flats and prices

All flats are two-bedroom homes with a study or utility room. Listings describe the same flat with super areas from about 1,164 to 1,450 sq ft, so compare on the 880 sq ft carpet area. Asking prices on portals vary widely and are mostly undated: one project page asks about ₹1.07 crore for a 1,345 sq ft flat, another starts at about ₹1.32 crore, and one resale listing seen on 2 November 2026 asked ₹88 lakh. Two-bedroom flats rent for about ₹40,000 a month on the listings we saw. These are sellers' and brokers' asking prices; actual deals depend on the floor, the tower and the interiors.

Facilities

JLPL lists power back-up for the lifts, a grand entrance lobby, a multipurpose hall, rainwater harvesting, round-the-clock security, intercoms, fire-fighting systems and landscaped gardens. The project is named after its sky decks, and the developer says the landscaping has more than 200 varieties of trees and plants. The RERA filings add a solar system and street lighting.

Location

Sector 66A is JLPL's planned estate in Mohali; the developer says it adjoins GMADA's IT City and Aerocity. The developer names the international airport, ISB Mohali, the Mohali railway station, the PCA stadium, Fortis Hospital, Plaksha University, Amity University and Infosys as nearby. Its sister towers JLPL Falcon View and Galaxy Heights are in the same sector.

Before you buy

  • Check which RERA registration covers the tower: PBRERA-SAS81-PR0199 (Towers A, B, J, K) or PBRERA-SAS81-PR0201 (Towers C, D, H, I), and ask for the occupation certificate of that tower.
  • Get the allotment letter and the full chain of sale deeds, and check that the seller's name matches the conveyance deed.
  • Measure the carpet area: listings quote super areas of 1,164 to 1,450 sq ft for the same type of flat; RERA gives 880 sq ft carpet.
  • Ask for the latest maintenance bill, the parking slot that goes with the flat and any pending transfer charges, in writing.
  • Compare the asking price with recent sales in the society; portal asks for these flats vary widely.

Facts checked on 2 November 2026 against Punjab RERA's list of registered projects (as on 25 September 2026) and copies of the two RERA rows, the developer's Sky Gardens page, and portal listings. Prices are asking prices and may be out of date; confirm everything before you pay.
