About Mohali Citi Centre (Phase 1)

Mohali Citi Centre (phase 1) at a glance

Mohali Citi Centre (spelt Mohali Citi Center in the RERA record and marketed as Mohali City Centre 1) is the first phase of STJ Group's commercial cluster in Block F of GMADA's Aerocity, on the 200-ft Airport Road (PR-7). It is registered with Punjab RERA as PBRERA-SAS81-PC0068 (August 2018), with Saraf The Jeweller, the partnership of STJ Group's Anil Goyal and Ravi Goel, as promoter. This page is about phase 1 only: the neighbouring phases have their own pages, STJ Mohali Citi Centre 2 and Mohali Citi Centre 3.

  • Units: 59 shop-cum-offices (SCOs) of ground plus three floors and 81 double-height mini showrooms, according to the developer; the RERA record counts 295 shops and 162 double-storey shops, apparently floor by floor
  • Sizes: SCO plots of 14 x 42, 15 x 42 and about 15.1 x 42 ft; showrooms of about 16.3 x 48.9 ft (developer)
  • Land: about 7 acres (28,349 sq m in RERA), with what the developer says is about 1,100 ft of road frontage
  • Status: ready: the developer says the site was bought on 8 February 2018 and the project completed on 11 September 2020; the completion date registered with RERA is 31 May 2023

Units and prices

New sales here are over; units change hands on resale. The developer's site quotes resale SCOs from about ₹1.2 crore (seen on 2 November 2026, without a price date) and suggests asking for a dated price sheet. Broker listings across the Citi Centre blocks, which do not say which phase they are in, asked about ₹35 lakh for a 244 sq ft office, ₹72–80 lakh for shops of 200–540 sq ft and ₹1.65–1.85 crore for units of about 1,075–1,095 sq ft (RealEstateIndia, seen November 2026). The developer says resale SCOs earn a gross rent of 5.5–7% a year; treat that as its estimate. Prices depend on the floor, frontage and whether the unit is let.

Facilities

The developer lists surface and basement parking, fire-safety systems, power backup, round-the-clock security, loading and service bays and a central plaza, and says the common infrastructure is maintained by L&T.

What brings footfall

The market faces Airport Road in Aerocity, with the two later Citi Centre phases beside it. The developer lists food, retail and office brands across the cluster; a Regus business centre, for example, is in Citi Centre 2 (SCO 250–251). It also points to the GMADA housing sectors around Aerocity, IT City, ISB and Plaksha University as its catchment.

About the developer

STJ Group, founded by Anil Goyal, began in jewellery and moved into real estate in 2018 with this project. Its later work includes Mohali Citi Centre 2, Mohali Citi Centre 3 at the Airport Road roundabout, and homes such as The Pinnacle in Mohali and Genesis Heights in Zirakpur.

Before you buy

  • Ask for the GMADA allotment or conveyance papers and the chain of sale deeds for the unit, and check the completion or occupation certificate for its block.
  • Check the registration PBRERA-SAS81-PC0068 on rera.punjab.gov.in and that the unit is in the registered plan.
  • If a unit is sold with a tenant, read the lease itself: tenant, rent, lock-in, escalation and expiry. A yield quoted by a seller is only an estimate.
  • Confirm the maintenance, power-backup and any pending transfer charges in writing, and measure the carpet area: listings often quote super area.

Facts checked on 2 November 2026 against Punjab RERA's record for PBRERA-SAS81-PC0068 (as copied by Aurum PropTech), the Mohali City Centre website, which presents itself as STJ Group's, Regus's centre page and RealEstateIndia listings. Prices change; confirm them with the seller.
