Jubilee Square is a shop-cum-office (SCO) complex by Jubilee Group in Block E of Aerocity, Mohali, the GMADA township off the PR-7 Airport Road. It is registered with Punjab RERA as PBRERA-SAS81-PC0077 with Jubilee Infra Planner LLP as promoter. The registration was approved on 14 May 2018 and the project is recorded as completed on 31 December 2019; the developer lists it as delivered.

Units and sizes

According to the RERA record, the 45 plots come in six sizes: nine of about 121 sq yd (101 sq m), four of about 136 sq yd (113 sq m), one of about 166 sq yd (139 sq m), twenty-eight of about 180 sq yd (150 sq m), two of about 185 sq yd (155 sq m) and one of about 230 sq yd (192 sq m). These are plot areas; a full SCO building has several floors, and owners sell or lease whole buildings or single floors. Neither the RERA record nor the developer's page states the number of floors per SCO, so ask the seller for the sanctioned plan of the building you are looking at.

Prices

The project is sold out by the developer, so units change hands as resales or pre-leased floors. We did not find a dated price list or a reliable dated asking price for Jubilee Square. Prices for Aerocity SCOs depend heavily on the plot size, the floor, frontage and whether the floor comes with a tenant, so compare recent registered deals in Block E before you negotiate.

Who is there

The regional office of the Central Board of Secondary Education (CBSE) for Chandigarh and its Centre of Excellence are in SCOs of Jubilee Square, according to CBSE's own office list, which brings a steady flow of visitors. The developer's project page also shows the logos of Hettich, Barista and Supergas among the brands at the complex. The developer describes the site as close to the aviation zone on the PR-7 road that links Mohali with New Chandigarh, Zirakpur, Panchkula and the Delhi highway.

Location

Jubilee Square is in Block E of Aerocity, a planned GMADA township off the PR-7 Airport Road. It is a different project from Jubilee Group's Jubilee Walk, the high-street complex in Sector 70.

Before you buy

• Check the RERA record (PBRERA-SAS81-PC0077) and ask the seller for the completion or occupation certificate of the SCO you are buying.
• Get the full title chain: the original allotment or sale deed from Jubilee Infra Planner LLP and every later sale deed, and check that GMADA dues and transfer charges are cleared.
• Confirm which floors are being sold and the covered area of each floor; RERA records only the plot areas, and listing sizes are often super areas.
• If the unit comes with a tenant, read the lease deed yourself (rent, lock-in, escalation, who pays maintenance) rather than relying on a rent figure in an advertisement.
• Ask about parking, maintenance charges and the permitted uses of the floor (office, retail, food) before you pay a token.
