Emaar The Views

Emaar The Views at a glance

The Views is the group-housing society of Emaar's Mohali Hills township in Sector 105, Mohali. Emaar India (earlier Emaar MGF) describes it as 2, 3 and 4 BHK apartments and penthouses built around landscaped gardens, parkland and courtyards, and now lists it as sold out. Flats change hands as resale.

• Homes: 2, 3 and 4 BHK flats and penthouses; listings give about 1,350 sq ft for a 2 BHK, 1,550–1,930 sq ft for a 3 BHK and about 2,600–3,525 sq ft for the 4 BHK and penthouse layouts (super areas)
• RERA: PBRERA-SAS81-PR0119, registered as "Mohali Hills (Group Housing)" by Emaar MGF Land Ltd (see below)
• Status: ready to move: possession started in 2016 according to Square Yards, and the RERA-registered towers were completed by 30 June 2020
• Towers: the six RERA-registered towers have 13 floors each; portals disagree on the society's total (550 or 696 flats, up to 16 towers), so we leave it out

What the RERA number covers

Punjab RERA lists PBRERA-SAS81-PR0119 as "Mohali Hills (Group Housing)" in Sector 105: six towers named F, G, H, J, K and L, 13 floors each, with 148 two-bedroom, three-bedroom and penthouse units, started in November 2006 and completed on 30 June 2020. The row does not use the name The Views. We link it to The Views because Emaar's only apartment project in Mohali Hills is The Views, the unit types match, and listings for The Views cite this number. Towers finished before RERA began in 2017 do not fall under any registration. Some portals give PBRERA-SAS81-PR0231 for The Views, but that number covers Emaar's Mohali Hills plots.

Flats and prices

Resale asks on Housing.com were about ₹85 lakh for a 1,550 sq ft 3 BHK (August 2024), ₹93 lakh for a 1,549 sq ft 3 BHK (September 2025) and ₹1.1 crore for a 1,650 sq ft 3 BHK (July 2025). Housing.com's project page showed a range of about ₹78 lakh to ₹2.04 crore across 2, 3 and 4 BHK flats. These are sellers' asking prices; actual deals depend on the tower, floor, view and interiors.

Facilities

Emaar lists a sports facility with tennis courts, a swimming pool with a children's splash area, showers and changing rooms, a club with a lounge, billiards and pool room, a health club with a gym, a jacuzzi, a dance and aerobics room, a mini cineplex and a crèche, plus a clubhouse, a jogging track and open spaces in the wider township.

Location

The Views is inside the gated Mohali Hills township, which Emaar says spreads across sectors 99, 104, 105, 106, 108 and 109 of Mohali. Emaar's Central Plaza, where its Mohali office is, is in the same sector.

About the developer

Emaar India is the Indian arm of Dubai's Emaar Properties. In Mohali it built the Mohali Hills township of plots, villas, villa floors and The Views; in Gurgaon its projects include Emaar Urban Oasis and Emaar Serenity Hills.

Before you buy

• Ask which tower the flat is in: RERA PBRERA-SAS81-PR0119 covers only Towers F, G, H, J, K and L; for any tower, ask for its occupation certificate.
• Get the allotment letter or conveyance deed from Emaar and the full chain of later sale deeds, and check Emaar's no-dues and transfer requirements.
• Measure the carpet area: listings quote super areas, and the same 3 BHK is listed at 1,549–1,650 sq ft.
• Ask for the latest maintenance bill, club charges and the parking slot that goes with the flat, in writing.
• Compare the asking price with recent sales in the society; portal asks for similar flats differ by lakhs.
