Jubilee Westgrove is a plotted commercial development by Jubilee Group in Sector 112, Mohali (village Bairampur), on the Banur–Kharar highway near Landran. It is registered with Punjab RERA as PBRERA-SAS81-PC0273, with Jubilee Joy Homes LLP as promoter. Buyers get a plot and build on it; the developer lays the roads and services.

Plots and prices

The developer has not published a price list or payment plan. A property portal shows asking prices of about ₹1.35 crore for a 560 sq ft unit and about ₹2.70 crore for a 1,095 sq ft unit (undated, seen on 2 November 2026), which works out to roughly ₹24,000 per sq ft. Other listings for the same sizes say "call for price", and the portals label the units in different ways (shop, plot, showroom), so ask the developer which plot you are being offered, its exact area and its current rate. Stamp duty and registration are extra.

What is being built

Westgrove is a layout of commercial plots with internal roads, sewers and utilities laid by the developer. Each buyer builds their own SCO or shop building under the approved plan, so the finished look of the market depends on how quickly plot owners build. Next to the plots, the same promoter is building Jubilee Twinto, a 14-storey tower of small co-living and service apartments (PBRERA-SAS81-PC0392, completion due by March 2031 according to RERA), which the developer presents as part of the same development.

Location

The site is in Sector 112 on the Banur–Kharar highway (NH-205A), the road that runs from Kharar through Landran towards Banur. A broker listing places it next to the Chandigarh Group of Colleges campus at Landran. The developer's own videos name the Banur–Kharar highway as the project's road.

About the developer

Jubilee Group is a Mohali developer with its office in its Jubilee Walk building in Sector 70. Its promoter company for Westgrove, Jubilee Joy Homes LLP, also registered Jubilee Clio in Sector 75 and the Jubilee Twinto tower. Other Jubilee projects include Jubilee City Gardens, Jubilee Parklane and Jubilee Vallum (all Jubilee Group projects).

Before you buy

• Check the registration PBRERA-SAS81-PC0273, your plot number and its size, and the declared completion date (30 June 2027) on rera.punjab.gov.in.
• Do not pay more than 10% of the price before a registered agreement for sale (Section 13 of the RERA Act).
• Ask what you may build on the plot: permitted floors, ground coverage and use, who gets the building-plan approval, and who builds it and by when.
• See the approved layout plan for the plot's frontage, the road width in front and any corner or highway-facing charge (PLC).
• Ask for the all-inclusive cost in writing: development and maintenance charges, stamp duty and registration on top of the plot price.
• Treat any promise of rent or returns as the seller's claim: check what similar shops nearby actually rent for.
