About The Cybrum

The Cybrum at a glance

The Cybrum is a commercial building by ALC Group on site CP-04 in Industrial Area Phase 8A, which the developer and portals place in Sector 75, Mohali. The corner site, open on three sides, was allotted by the Punjab Small Industries & Export Corporation (PSIEC) for a commercial market with offices, and the developer calls it the first commercial market of Phases 8A and 8B. It was registered with Punjab RERA on 21 March 2025 as PBRERA-SAS81-PC0334, with ALC Cybrum (partners Rajesh and Sanchan Arora) as promoter.

  • Site: 7,999 sq m (about 2 acres), of which about 3,070 sq m is for the building and the rest for common areas
  • Building: seven floors sanctioned by RERA, designed by the architects R204
  • Uses: retail showrooms and bay shops, fine dining, food courts and cafés, business offices, small boutique offices and service suites, and a deck level
  • Status: under construction: the developer lists it as "construction started" and posted a construction-update video in August 2025
  • Completion: 22 March 2030 in the RERA registration

Units, sizes and prices

The developer's brochure describes the spaces floor by floor but gives no sizes or prices. A channel partner selling the project (October–November 2026) quotes SCO units of 17 x 70 ft from about ₹2.25 crore, office spaces of 425–1,500 sq ft from about ₹14,500 per sq ft (so about ₹62 lakh for the smallest), and 425 sq ft service suites from about ₹17,500 per sq ft (about ₹74 lakh). A portal lists showrooms of 1,020–1,600 sq ft at about ₹1.61–2.16 crore (undated). The same channel partner advertises a monthly payout of 1% until possession; that is a seller's offer, so get any such promise into your agreement. GST, registration and other charges are extra; ask the developer for a dated price sheet.

Facilities

The brochure lists high-speed lifts, landscaped open areas, round-the-clock security and surveillance, power backup, basement and surface parking, several entry and exit points, fire-safety systems and emergency exits, dedicated food-court and café spaces and common washrooms on each floor. The developer's 2025 video also mentions a gym.

Location and footfall

Phase 8A and 8B are Mohali's older industrial area, next to Sector 75 and the IT businesses around it. The developer expects footfall from the industrial units, the courts and offices nearby and the surrounding sectors; it describes the site as close to Airport Road.

About the developer

ALC Group (Arora Landcorp LLP) is run by chairman Rajesh Arora and managing director Sanchan Arora from District One in Sector 68, the SCO high street it lists as delivered (ALC District One). Its other projects include Arora Industrial Park in Kundli, Sonipat, ALC Crosswalk-1 on the Mohali-Fatehgarh highway and Amulyam Residency and Amulyam Square in Kurali.

Before you buy

  • Check PBRERA-SAS81-PC0334 on rera.punjab.gov.in: the sanctioned plans, the unit and floor you are offered, its carpet area and the completion date (22 March 2030).
  • Ask the developer (not only a channel partner) for a dated price sheet and payment plan, including GST, parking, power backup and maintenance charges.
  • Do not pay more than 10% of the price before a registered agreement for sale, and get the carpet area and the permitted use of your unit (shop, office, F&B) written into it.
  • If you are offered a monthly payout or a lease, get it in the agreement with the paying company named, and remember that it is the seller's promise, not RERA's.
  • The site is on land allotted by PSIEC: ask how the transfer of your unit is registered and what transfer charges apply.

Facts checked on 2 November 2026 against the project's Punjab RERA record (via Aurum PropTech), ALC Group's website and brochure, its YouTube channel, a channel partner's website and portal listings. Prices and plans may change; confirm them with the developer.
