Residential plot rates in Mohali by area

Residential plots in Mohali are priced per square yard (sq yd, called gaj locally). The rate depends mostly on who developed the land: residential plots in GMADA's own sectors cost two to three times as much as those in private colonies on the Kharar side. Asking rates seen in late 2026:

Area Asking price per sq yd (gaj) Source
GMADA sectors 66–80 (Phase 7–11 side, IT City) ₹1.5–2.4 lakh Housing.com residential plot pages, Oct–Nov 2026; GMADA sold a 430 sq yd Sector 68 residential plot at about ₹2.06 lakh per sq yd (Oct 2025)
Aerocity (GMADA) ₹1.24–1.68 lakh Housing.com, 81 listings, Nov 2026; 100 sq yd residential plots in A Block ask ₹1.55–1.65 Cr and 1 kanal residential plots ₹6.2–8.5 Cr
Sectors 85–98 (Wave Estate, Sector 91, One City Hamlet) ₹1.1–2 lakh Housing.com and 99acres, Sep–Nov 2026
Sectors 102–127 (Kharar–Landran road, Airport Road's Kharar end) ₹70,000–1.03 lakh 99acres and Housing.com, Aug–Nov 2026; Sunny Enclave ₹65,000–1.5 lakh
Kharar town, Kurali, Banur ₹40,000–70,000 99acres and Square Yards, Nov 2026
Lalru, Dera Bassi ₹20,000–35,000 Square Yards, Nov 2026
New Chandigarh (Mullanpur, Eco City) ₹93,000–1.94 lakh 99acres, Nov 2026
Zirakpur side About ₹77,600 on average Housing.com, Nov 2026 (₹8,628 per sq ft)

Asking prices are what sellers quote; deals usually close lower. Corner, park-facing and wide-road residential plots cost more. The district's collector rates, the minimum value for stamp duty, were last revised on 23 October 2025.

Buying a 100 gaj residential plot in Mohali

What is 100 gaj?

One gaj is one square yard: 9 sq ft or 0.836 sq m. So a 100 gaj residential plot is 900 sq ft (83.6 sq m), often 25 x 36 ft or 20 x 45 ft, and about 4 marla in local usage (1 kanal is about 500 sq yd).

100 gaj residential plot prices by area

100 gaj residential plots are common in the private colonies of Kharar, Kurali, Sectors 102–127 and the Banur and Lalru belt; GMADA's sectors have few residential plots that small, mostly in Aerocity and IT City. Asking prices in late 2026:

Area 100 gaj (100 sq yd) residential plot, asking price
Lalru, Dera Bassi ₹20–35 lakh
Kharar town, Kurali, Banur ₹40–55 lakh (Amayra Vista, Kurali: ₹50.99 lakh basic price)
Sectors 115–116, Kharar–Landran road ₹55–78 lakh (Greenwoods ₹54.98 lakh and KLV Signature Lake City ₹64.17 lakh basic prices; resales higher)
Sector 102A ₹75–88 lakh (Aerotro Homes resale asks, Sep–Nov 2026)
GMADA sectors and New Chandigarh About ₹1.55–1.8 crore: IT City Sector 66B ₹1.6–1.75 crore and Aerocity A Block ₹1.55–1.65 crore (Sep–Nov 2026), New Chandigarh about ₹1.6–1.8 crore

Listed here: 100 gaj residential plots in Amayra Vista, Greenwoods, KLV Signature Lake City, Aerotro Homes, Aerocity and IT City; all of them are on 100 gaj residential plots in Mohali.

What you can build on a 100 gaj residential plot

Under the Punjab Urban Planning and Development Building Rules, 2018, a residential plot of up to 150 sq m may cover 70% of its area, with a floor area ratio of 2.1, ground plus two floors and a height of up to 11 m. On 100 gaj that works out to about 630 sq ft on the ground and about 1,890 sq ft in all, with space for two two-wheelers. Colonies and GMADA sectors can have their own zoning plans, and the rules were amended in 2026, so check the residential plot's approved zoning before you design a house.

GMADA residential plots in Mohali

How GMADA sells residential plots

GMADA (the Greater Mohali Area Development Authority) sells residential plots in three ways: schemes with a brochure, an application with earnest money and a public draw of lots; e-auctions above a reserve price on the PUDA e-auction portal (mostly commercial and large sites, sometimes residential plots); and land-pooling letters of intent (LOIs) given to landowners, who later get developed residential plots by a draw among themselves.

Is a GMADA residential plot scheme open now?

No. GMADA's schemes page read "Currently Schemes are not available" in late October 2026. Its new estates, such as Eco City 3 in New Chandigarh, the Mullanpur township and Aerotropolis near the airport, are at the land-award or land-pooling stage, and the Eco City 3 and Mullanpur pooling forms that close on 15 November 2026 are for landowners only. Our guide to upcoming GMADA projects in Mohali tracks each estate.

Recent GMADA auction prices

In GMADA's e-auction of January–March 2026, 37 of 42 sites sold for ₹3,136.97 crore, and all seven residential plots in Sector 68 sold for ₹25.01 crore against a combined reserve of ₹7.64 crore. In October 2025 a 430 sq yd Sector 68 residential plot sold for ₹8.86 crore (about ₹2.06 lakh per sq yd), and in August 2025 a 500 sq yd Sector 65 residential plot sold for ₹6.74 crore (about ₹1.35 lakh per sq yd). Punjab also cut the reserve prices of long-unsold GMADA sites by about 22% on average in 2026.

Buying a GMADA residential plot on resale

Most GMADA residential plots on the market are resales in Aerocity, IT City and Sectors 66–80. If the residential plot's conveyance deed has not been executed, GMADA must first permit the transfer, the deed is then registered at the sub-registrar's office and GMADA updates its records; check its dues on GMADA's property ledger first. GMADA allotments usually require a house within three years, after which extension fees apply, so ask how much time is left. An LOI is a private deal outside RERA: the residential plot's location and timing are fixed only at GMADA's draw.

Where to check GMADA residential plots

  • Schemes and public notices: gmada.gov.in (Notice Board).
  • Licensed colonies, unauthorised colonies and residential plots given an NOC: gmada.gov.in (Colonies section).
  • Dues on an allotted residential plot: GMADA's property ledger (gmadaipms.in).
  • Auctions: the PUDA e-auction portal.
  • GMADA's own estates are registered with Punjab RERA in its name: Aerocity (PBRERA-SAS80-PR0368), IT City (PBRERA-SAS81-PM0116), Sectors 76–80 (PBRERA-SAS81-PR0389) and Eco City 2 (PBRERA-SAS81-PM0152).

Unofficial sites such as gmadamohali.in are not run by GMADA.

Approved colony or unauthorised?

  • Licence and RERA: a private colony needs a change of land use, a colony licence (from GMADA in its area) and, above 500 sq m or eight residential plots, Punjab RERA registration before it may sell. Look the project up on rera.punjab.gov.in and GMADA's colonies list.
  • Registry: a residential plot in an unauthorised colony cannot be registered without an NOC. A 2024 amendment let residential plots up to 500 sq yd bought on paper by 31 July 2024 be registered without one, but the High Court halted those registrations in 2025; in June 2026 the Chief Minister announced a new policy whose terms are not yet public.
  • Loans: banks lend only on residential plots in approved colonies with a clear title, usually up to 70–75% of the value, and expect a house to be built within a few years.
  • Land under acquisition: land notified for GMADA's estates, such as the Aerotropolis extension villages near Banur, cannot be sold without the collector's approval. Be wary of very cheap residential plots offered there.

Costs of buying a residential plot in Mohali

Cost What to expect in Mohali
Stamp duty Usually quoted as 7% for a man, 5% for a woman and 6% for a joint purchase, on the higher of the price and the collector rate
Registration fee 1% of the value, up to ₹2 lakh
TDS 1% of the price, deducted by the buyer when the price is ₹50 lakh or more (Form 26QB)
GMADA transfer fee On a GMADA residential plot bought before its conveyance deed; last published at 2.5% of the allotment price (2019), so ask the Estate Office for today's rate
Developer's extras Preferential location (corner, park-facing), development and maintenance charges on new residential plots
Broker fee Often about 1% on resale residential plots, as shown on portal listings

No GST is charged on a resale residential plot between individuals; for a developed residential plot sold by a developer, tax rulings differ, so ask for the developer's written cost sheet. Punjab's Easy Registry lets you register at any sub-registrar office in the district, with deeds drafted online or at a Sewa Kendra.

How to buy a residential plot in Mohali, step by step

  1. Fix the budget and the size: 100 gaj for a small house, 150–250 sq yd for a family home, 300 sq yd and more in GMADA sectors and the big townships.
  2. Shortlist colonies and check their licence and RERA registration, the approved layout and what is built: roads, sewerage, water, power, parks.
  3. Visit the residential plot, check its number on the layout, measure it and see the road width and the facing.
  4. Get the title documents checked: the chain of deeds, the allotment or transfer letters, the developer's or GMADA's no-dues certificate and an encumbrance search.
  5. Sign an agreement with a dated payment plan, pay by bank transfer, deduct TDS if due and register the sale deed.
  6. Apply for the mutation of the residential plot in your name and, before building, for the building plan approval.

Questions buyers ask

Buying a residential plot in Mohali: your questions answered

01

What is the price of a residential plot in Mohali?

Asking prices in late 2026 run from about ₹20,000 per sq yd in Lalru and Dera Bassi and ₹40,000–70,000 in Kharar, Kurali and Banur, through ₹70,000–1.03 lakh in Sectors 102–127, to ₹1.24–1.68 lakh in Aerocity and ₹1.5–2.4 lakh in GMADA's sectors 66–80. The residential plots on this page cost from ₹50.99 lakh for 100 sq yd in Kurali to ₹19.45–20.5 crore for a 2 kanal residential plot in Wave Estate.

02

What is the price of a 100 gaj residential plot in Mohali?

About ₹40–55 lakh in Kharar town, Kurali and Banur, ₹55–78 lakh in Sectors 115–116 on the Kharar–Landran road, ₹75–88 lakh in Sector 102A, and about ₹1.55–1.8 crore in GMADA's Aerocity and IT City and in New Chandigarh (asking prices, late 2026). On this page: Amayra Vista ₹50.99 lakh, Greenwoods ₹54.98 lakh, KLV Signature Lake City ₹64.17 lakh, Aerotro Homes ₹75–88 lakh, Aerocity ₹1.55–1.65 crore and IT City ₹1.6–1.75 crore. All of them are on 100 gaj residential plots in Mohali.

03

How many square feet is a 100 gaj residential plot?

100 gaj is 100 square yards: 900 sq ft or about 83.6 sq m, for example 25 x 36 ft. In Mohali it is also called about 4 marla; one kanal is about 500 sq yd.

04

How many floors can I build on a 100 gaj residential plot in Mohali?

Ground plus two floors, up to 11 m high, under Punjab's 2018 building rules for residential plots: 70% ground coverage and a floor area ratio of 2.1, which on 100 gaj is about 630 sq ft per floor and about 1,890 sq ft in all. Your colony's or GMADA sector's zoning plan may differ, and the rules were amended in 2026, so check before you design.

05

How do I buy a residential plot in Mohali?

Fix your budget and size, shortlist licensed and RERA-registered colonies (or GMADA sectors), visit and measure the residential plot, get the title chain and no-dues certificates checked, then sign an agreement, pay by bank transfer, deduct 1% TDS if the price is ₹50 lakh or more and register the sale deed at the sub-registrar's office. Apply for mutation afterwards.

06

Is any GMADA residential plot scheme open in Mohali now?

No. GMADA had no residential plot scheme open in late October 2026; its schemes page read "Currently Schemes are not available". New estates such as Eco City 3, the Mullanpur township and Aerotropolis are at the land-award or land-pooling stage, and their pooling forms (closing 15 November 2026) are for landowners only. GMADA announces schemes and auctions on gmada.gov.in; see our upcoming GMADA projects guide.

07

How does GMADA sell residential plots?

By schemes (an application with earnest money and a public draw of lots), by e-auction above a reserve price on the PUDA e-auction portal, and by land-pooling letters of intent to landowners, who get developed residential plots later by a draw. Most GMADA residential plots bought today are resales in Aerocity, IT City and Sectors 66–80.

08

What do GMADA residential plots cost in Mohali?

Resale residential plots in GMADA's sectors 66–80 are asked at about ₹1.5–2.4 lakh per sq yd and in Aerocity at about ₹1.24–1.68 lakh (Housing.com, late 2026). At GMADA's auctions, a 430 sq yd Sector 68 residential plot sold for ₹8.86 crore in October 2025 (about ₹2.06 lakh per sq yd) and a 500 sq yd Sector 65 one for ₹6.74 crore in August 2025.

09

How do I transfer a GMADA residential plot bought on resale?

If the conveyance deed has not been executed, apply to GMADA for permission to transfer, register the sale deed at the sub-registrar's office and then have GMADA update its records. Check its dues on GMADA's property ledger first and ask the Estate Office for the current transfer fee (last published at 2.5% of the allotment price in 2019) and for any construction deadline or extension fee.

10

Is it safe to buy a GMADA LOI?

An LOI (letter of intent) is a landowner's right to a developed residential plot under land pooling. Buying one is a private deal outside RERA, and the residential plot's location and date are fixed only at GMADA's draw, which can take years (Aerotropolis Pockets A–D still had no draw date in October 2026). Check the LOI's transfer record with GMADA before paying.

11

How do I check if a residential plot colony in Mohali is approved?

Look the colony up on GMADA's colonies page (licensed colonies, unauthorised colonies and NOC residential plots) and on rera.punjab.gov.in; a colony above 500 sq m or eight residential plots must be registered with RERA before it sells. Ask the developer for the change of land use, the colony licence and the approved layout plan.

12

Can I register a residential plot in an unauthorised colony without an NOC?

Not at present, as far as public records show. A 2024 amendment allowed residential plots up to 500 sq yd bought on paper by 31 July 2024 to be registered without an NOC, but the High Court halted those registrations in 2025, and the terms of the new policy announced in June 2026 are not yet public. Prefer licensed colonies and GMADA sectors.

13

What are stamp duty and registration charges on a residential plot in Mohali?

Stamp duty is usually quoted at 7% for a man, 5% for a woman and 6% for a joint purchase, on the higher of the price and the collector rate, plus a 1% registration fee capped at ₹2 lakh. Confirm the exact rate with the sub-registrar. Add 1% TDS if the price is ₹50 lakh or more, and a transfer fee on GMADA residential plots bought before their conveyance deed.

14

Can I get a loan to buy a residential plot in Mohali?

Yes, a residential plot loan, for a residential plot in an approved colony or GMADA sector with a clear title. Banks usually lend up to 70–75% of the value and expect a house to be built within a few years; there is no income-tax deduction on a loan for the residential plot alone until the house is built. Try amounts in our EMI calculator.

15

Do residential plot colonies in Mohali need RERA registration?

Yes, when the land is more than 500 sq m or the colony has more than eight residential plots: the developer must register with Punjab RERA before advertising or booking, and may not take more than 10% of the price before a registered agreement for sale. Every project on this page shows its RERA number; Aerocity, IT City and Sectors 76–80 are registered in GMADA's name.

16

Is a residential plot or a flat better in Mohali?

A residential plot lets you build your own house and has no maintenance charges until you build, but you pay for construction, and banks lend less on residential plots. A flat comes with security, lifts and amenities and is easier to let. The value of a residential plot in an outer colony depends on how fast the area around it develops. See also flats in Mohali. This is general information, not investment advice.

17

Which are the best areas to buy a residential plot in Mohali?

For a developed GMADA sector, Aerocity, IT City and Sectors 66–80 (₹1.24–2.4 lakh per sq yd); for big private townships, Emaar Mohali Hills and Wave Estate (Sectors 85–109); for 100–150 sq yd residential plots on a budget, the colonies of Sectors 102–127 on the Kharar–Landran road (₹70,000–1 lakh), and Kharar and Kurali (₹40,000–70,000). Judge each on the colony's licence, what has been built and the road access.

18

When do I get possession of a residential plot in Mohali?

On a resale residential plot in a developed colony or GMADA sector, at registration of the sale deed. On a new residential plot, when the developer finishes the colony's roads, water, sewerage and power: the date declared to RERA, for example January 2030 for Amayra Vista and March 2027 for KLV Signature Lake City. If a registered developer misses the date in your agreement, the RERA Act lets you claim interest or a refund.

19

What facilities do residential plot colonies in Mohali have?

A licensed colony must provide internal roads, water supply, sewerage, storm drainage, street lighting, parks and sites for community and commercial use as per its approved layout; gated townships add boundary walls, guarded gates and sometimes a clubhouse. Check what is actually built on site against the layout declared to RERA.

Can NRIs buy a residential plot in Mohali?

Yes. NRIs and OCI cardholders can buy residential plots without RBI permission, paying through banking channels or from NRE, NRO or FCNR accounts; agricultural land and farmhouses are excluded. A registered power of attorney lets a relative sign and register for you.

How do I see a residential plot listed here?

Send an enquiry from the residential plot's page on Big Brothers, or call or WhatsApp the number on this page; we pass your details to the developer's or seller's agent to share the layout and arrange a visit. Enquiring is free. Ask for the residential plot's number, the approved layout and the title documents before paying anything.
