• Check the registration PBRERA-SAS80-PM0166 on rera.punjab.gov.in: the layout, the number and size of plots, the completion date and the quarterly progress reports.
• Ask for the plot's number on the approved layout plan, its exact dimensions and which way it faces; corner and park-facing plots usually cost more.
• Do not pay more than 10% of the price before a registered agreement for sale, and ask what is extra: preferential location, development and maintenance charges.
• Ask when the sale deed can be registered and possession given, and whether water, sewerage, roads and power are in place.
