Because the super area includes the terrace, it is about twice the carpet area, so these prices work out to roughly ₹19,000 to ₹22,000 per sq ft of carpet area. Broker price sheets use slightly different super areas (such as 3,421 sq ft) from a later revision of the plans, so ask for the plan attached to your agreement.
