3+1 BHK at a glance

The all-in figures add parking, club membership, power backup and IFMS, before GST, preference charges, stamp duty and registration. On the developer's plans the 2,950 sq ft option has the same carpet area as the 2,690 sq ft one, so ask what the extra super area covers. Per sq ft of carpet area, the 2,690 sq ft 3+1 BHK is the lowest-priced flat on Vamana's price list.

Floor plan

On the developer's plan for Towers 2 to 6, each floor has two 3+1 BHK flats around a core with two lifts and two staircases. A 22'7" × 15'10" drawing and dining room opens onto a 10-foot-deep sun deck about 39'7" long. The three bedrooms (about 10'11" × 14'10", 11'10" × 15'10" and 11'6" × 15'4") have attached toilets, two of them with dressing areas, and one bedroom has an 11'4" × 6'0" balcony. A servant room (6'4" × 8'11") with its own toilet sits beside the 8'4" × 15'4" kitchen and its service balcony, and there is a powder room, a puja room and a store.

Payment plan and charges

Vamana's price list asks for 10% on booking, 15% within 7 days, 15% within 20 days, 35% at the start of the 12th floor, 20% at the start of flooring and the last 5% (with IFMS, maintenance and other charges) on offer of possession. Extra charges: car parking ₹3.5 lakh, club membership ₹2.5 lakh, power backup ₹75 per sq ft, IFMS ₹40 per sq ft, ₹150 per sq ft for park-facing homes and ₹100 to ₹150 per sq ft for floors 1 to 4, plus GST on every instalment. Cheques go to Vamana Developers. RERA does not allow more than 10% of the cost before a registered agreement for sale, so register the agreement before paying beyond the booking amount, and get the discounted price written into it.

About Vamana Arvindam

Vamana Arvindam is Vamana Group's under-construction gated community on Patiala Road (NH-7), Zirakpur, opposite the High Ground Road junction: ten towers on about 6.34 acres with two flats per floor, 10-foot-deep sun decks and Club Zaira, a 30,000 sq ft clubhouse. It is registered with Punjab RERA as PBRERA-SAS79-PR1018 (promoter Vamana Developers and Kanav Khanna). The developer's 2026 ads say possession by Diwali 2027 for the first phase, while listings give May 2029; the date is not confirmed. Chandigarh airport is about 6.8 km by road and Chandigarh railway station about 10.2 km.
