• Ask what you may build on the plot: permitted floors, ground coverage and use, who gets the building-plan approval, and by when you must build.
• See the approved layout plan for the plot's frontage, the road width in front and any corner or highway-facing charge.
• Ask for the all-inclusive cost in writing: development and maintenance charges, stamp duty and registration on top of the plot price.
• Treat any promise of rent or returns as the seller's claim: check what similar shops nearby actually rent for.
