Star Land Projects (SLP)

Star Land Projects (SLP), also known as the SLP Group, is a Punjab real estate developer founded in 2017. The group has its roots in Ludhiana and has been growing along the Chandigarh–Ludhiana highway, with a particular focus on Gharuan, the fast-growing area around Chandigarh University in Mohali district. SLP develops both commercial and residential projects and works from two corporate offices, one in Kharar and one in Sector 118, Mohali.

The company describes its aim as building “landmarks of tomorrow”: practical, future-ready spaces for families, investors and businesses that combine modern infrastructure with a strong location.

SLP projects near Chandigarh University, Gharuan

SLP’s two flagship projects are both planned directly opposite Chandigarh University in Gharuan and are listed as coming soon:

• SLP Star Street is a commercial development of showrooms and studio apartments, designed around the heavy student and youth footfall of the university. The developer plans a skybridge linking it to the Chandigarh University campus across the national highway. It has frontage on NH-05, the Chandigarh–Ludhiana highway, and back access to the Chandigarh–Ropar highway, and is aimed at retail brands, cafés, eateries and co-living operators.
• SLP Star Boulevard is a residential project of 2 BHK homes set in landscaped greens, with a swimming pool, jogging track, tennis courts, a kids’ play area and 3-tier security. The developer pitches it as premium living at an affordable price.

Prices, unit sizes, launch dates and RERA registration numbers for these projects have not been announced yet. We will add them to the project pages as soon as SLP shares them.

Gharuan and Chandigarh University

Gharuan is in Kharar tehsil of Mohali (SAS Nagar) district, Punjab (PIN 140413), on NH-05, the Chandigarh–Ludhiana highway. It is best known as the home of Chandigarh University, a private university set up in 2012 under an act of the Punjab legislature. The university holds an A+ grade from NAAC and was placed 526th in the world in the QS World University Rankings 2027. Thousands of students, faculty and staff live, eat and shop around its campus every day, which keeps demand steady for rental housing, co-living, food outlets and everyday retail.

Leadership team

According to the company, SLP is led by people with long experience in Punjab real estate:

• Surinder Singh, Director, SLP Group: 32 years in real estate, specialising in land acquisition, large land deals and project planning. Based in Khanna, he has supplied land to developers such as TDI and Jubilee and built up SLP’s land bank.
• Davinder Singh Rana, Director, SLP Group: more than 15 years in real estate after a background in the pharmaceutical industry. He has worked as a builder on several large-scale projects.
• Divyam Arora, Vice President, SLP Group: around 15 years of experience, first in hospitality and then in marketing and selling projects across the Mohali region.

Moksha Developers, SLP’s sister company

Founded in 2018, Moksha Developers works on residential and commercial real estate consulting and development, and partners with SLP on all its major projects, adding sales and distribution strength. It is led by Vinny Arora, who has 22 years of experience in Mohali real estate and, the company says, has helped more than 10,000 families buy homes in the region, and Ajay Rana, who has over 10 years of experience in project sales.
